A comparative market analysis estimates value from recent closed sales of similar homes, adjusted for floor, view, condition and finishes. It is an opinion of value, not an appraisal, and it is the same method Mindy uses to price listings.
What you will receive
- Recent closed sales most similar to your home, with dates and prices
- Current competing listings and how long they have been on the market
- A realistic price range and the reasoning behind it
- Notes on the building or neighborhood: association, assessments, trends
How it works
- Tell Mindy the address and how to reach you.
- She pulls the comparable sales and, if useful, offers a walk-through to refine the range.
- You receive the report, usually within two business days.
A visit makes the estimate much more accurate, since finishes, upgrades and views are what separate the low end of a range from the high end.
